Let's bring the beach to Leander, Tx with this fun beach-themed Sugar Cookie Decorating Class! Interested in learning more about decorated sugar cookies?! Crystal's Cookies is here to help! In this 2 -hour class, we'll cover the basics to sugar cookies (so – yes, it’s beginner friendly!), do some piping practice with Royal Icing, talk about how to strategize the best ways to decorate sugar cookies, and cover the general concepts around dough and icing! Everything you'll need is provided at class along with a live in-person instructor – just bring a smile (and maybe an apron). This month features a day at the beach – just in time for summer vacation! Enjoy seashells, swimsuits, and beach waves! You'll leave class with a great understanding of the basics of sugar cookies plus a few cool techniques we'll cover in class! About this Class This class is for the beginner cookie or for the person who is just curious about what cookie decorating is all about! If you have limited experience with sugar cookies, find yourself frustrated with royal icing, or if you're trying to have fun with family or friends, this is the class for you! We will be doing a fun “Sand and Sugar” theme set that tastes amazing and will look even better once you’ve completed your decorating! We provide everything you will need from cookies, icing, sprinkles, and a box to take your awesome creations home in - we just need YOU! Each to-be-baker gets 6 cookies, 4 icing colors, sprinkles, and all the tools necessary to knock this cookie class out of the park! Everything is prepped right before class – so no baking or icing mixing is required. Just decorate! This class is on June 15, 2024 and goes from 10:30am – 12:30pm sharp so we can have enough time to decorate and answer along the way. Come by yourself, bring your best friend, or bring the family - we have seating for up to 14 people! It's a blast whether you're coming with a friend, family member, or solo! It’s important to understand the role of a mortgage underwriter so you can be better prepared for this part of the process. The Role of a Mortgage Underwriter Mortgage underwriters play an essential role in the home buying process. They evaluate loan applications and verify that each borrower meets all necessary criteria before they approve the loan. This includes verifying income, employment history, credit score, property appraisal, and other factors related to your financial situation such as debt-to-income ratio. The goal is for mortgage underwriters to make sure that borrowers can afford their monthly payments and meet all other requirements set by lenders. How Mortgage Underwriters Work Mortgage underwriting involves three main steps: 1) evaluating documents submitted by applicants; 2) verifying information against credit reports; and 3) making sure that all criteria set by lenders have been met. During this process, mortgage underwriters will look at income sources, assets, liabilities, and other financial documents provided by borrowers to ensure they meet lending standards. Once they have completed their analysis, they will either approve or deny the loan application based on their findings. If approved, they will also recommend specific terms for the loan such as interest rate and repayment period.
